For accommodation partners

Let's fill your rooms
with the right guests

We are an Edinburgh-based Scotland travel agency looking for accommodation partners across the country. Agreed rates, forward bookings in the quieter months, reliable payment, and a written framework that keeps both businesses secure.

Who is writing to you

A local agency, growing steadily

The Kilted Unicorn is the trading name of TheCampBox Ltd, a Scotland travel agency registered in Edinburgh (SC597976). We have designed and guided tailor-made trips across Scotland since 2018, for travellers from the UK, the United States, Canada, Australia and France.

We are not the size of a mass-market operator, and we do not pretend to be. We are a local team growing across both English-speaking and French-speaking markets, and we book accommodation every week of the year. We would rather build a handful of strong, lasting partnerships across Scotland than a long list of shallow ones.

What a partnership gives you

Five reasons this works for you

Whether you run a city hotel or an eight-room guesthouse, working with us is designed to be low-risk from the first booking.

01

Bookings in the shoulder season

Much of what we sell runs in May, June, September and October, the months VisitScotland is working to grow. We plan months ahead, so our bookings land in your calendar early, when forward visibility is worth most.

02

Qualified international guests

Our travellers are booked and committed long before they reach your door. They arrive briefed, they know what to expect, and they are the kind of guests who leave good reviews. We bring you clients you would not otherwise reach.

03

Reliable, centralised payment

You invoice us, not the guest. One trusted business account, clear terms, no chasing individuals, and effectively no no-shows, because our clients are under contract with us for the whole trip.

04

A local partner, not a platform

We are based in Edinburgh and we answer the phone. We are not an overseas booking site taking a cut and disappearing. When something needs sorting during a stay, you deal with a person you know.

05

Your public rates protected

We sell each trip as one tailor-made package. We never publish or undercut your own rates online. Rate parity is respected on our side, always.

How we work

Why we are a low-risk partner

Understanding how we operate matters, because it is what makes a booking from us easy to say yes to. There is no algorithm filling a slot, no payment risk landing on you, and no late cancellation you could not see coming.

The same team that designs a trip is often the one guiding it on the road. That continuity is why nothing falls through the cracks between the booking and the stay.

We choose you on purpose

Every itinerary is built around a specific client. When we place a guest with you, it is because your property fits that trip.

We book with you and we pay you

The booking sits between our two businesses. The guest pays us in GBP for the whole trip; we settle with you on agreed terms.

We brief the guest

Arrival times, parking, breakfast: whatever you need them to know, we pass on in the travel documents we prepare for every trip.

Our deadlines sit ahead of yours

Clients commit to their itinerary before any release date we agree with you, so you are very rarely left holding a room we cancel late.

The models we propose

Start light, grow with the numbers

There is no single right structure. We propose starting with the lightest commitment and deepening it only as the bookings prove themselves. This is standard practice in the trade, and it protects both sides.

Stage 1 · Starting point

Preferred rate agreement

We agree a net rate, or a commission, whichever you prefer. Availability is confirmed on request, room by room. No inventory is held, so you carry no risk of unsold rooms, and we get a rate we can plan around. The natural place to begin.

No risk to you
Stage 2 · As volume proves

Soft allotment

We hold a small number of rooms on given dates, with a release period: unsold rooms return to you, for example 14 to 21 days before arrival. We pay only for what we sell. You gain forward visibility; we gain guaranteed availability in busy spells.

Low risk · you keep unsold rooms
Stage 3 · Where proven

Committed allotment

On a few properties that consistently work for us, we may commit to firm pre-booked rooms across the year in exchange for the best rates. The deepest form of partnership, entered only where demand is proven and the terms protect us both.

Firm commitment · best rates

We are honest about where we are. For most partners we expect to begin at Stage 1 and grow. We would rather promise less and deliver than overcommit and disappoint.

Commercial principles

Clear rates, no surprises

The contractual framework

A short agreement that protects both of us

A partnership should be written down, however friendly it is. We are not asking you to sign anything today. These are the principles we would want any accommodation agreement between us to cover.

Parties & term
Who is contracting, how long the agreement runs, and how either side can end it with reasonable notice.
Rates & validity
The agreed rates, what they include, the currency (GBP), how long they hold, and how any change is notified and capped.
Availability & release
Free sale, soft allotment or committed rooms, where rooms are held, and the release period after which unsold rooms return to you.
Payment terms
Deposit, if any, when the balance is due, invoicing method, and settlement window, aligned to how we collect from our own clients.
Cancellation, both ways
A fair, symmetrical cancellation scale tied to the release dates, so neither side is exposed to an avoidable late change.
Force majeure
Named events, not vague wording: pandemic, government travel restriction, natural disaster, and how confirmed bookings are handled.
Mutual responsibility
Each party covers losses caused by its own fault. We do not ask you to carry our risks, and we do not carry yours.
Insurance & data
Appropriate liability cover on both sides. We are fully insured (AXA XL) and ICO-registered (ZB347196); guest data handled under UK GDPR.
Our regulatory position

We sell packages under the UK Package Travel Regulations 2018. In practice, we are the organiser responsible to the traveller, we handle the client relationship end to end, and where a booking is cancelled we expect suppliers to refund us within a reasonable, defined window. We are happy to work from your standard trade contract, or to put a simple one in front of you if you do not have one.

What each side can count on

A fair deal, written plainly

You can count on us to

  • send you qualified, briefed, committed guests
  • pay reliably and on agreed terms, from one trusted account
  • respect your published rates and never undercut them
  • hold our client deadlines ahead of your release dates
  • handle any issue during the stay, ourselves, on the ground
  • grow the commitment honestly, in step with real bookings

We would ask you to

  • give us a genuine partner rate
  • hold agreed availability within the terms we set together
  • honour the rates for the agreed period
  • flag any change in good time
  • tell us early if a guest experience falls short, so we can fix it together
Where this could start

Let's start with a conversation

The simplest first step is a short talk and a preferred rate for the coming season, with no commitment on either side. From there, if the bookings flow and the fit is right, we grow it together.
